Job Description
- The candidate will be responsible for researching and analyzing economic, social, environmental and political factors affecting real estate values.
- 1: The candidate will be responsible for identifying risk issues associated with real estate assets and development opportunities.
- The candidate must maintain communication and conduct negotiations with realtors, property owners, consultants, lawyers, government officials and others.
- The candidate will be responsible for identifying design, engineering, financial and contractual issues and concerns.
- The candidate will be responsible for coordinating, reviewing, managing and approving real estate appraisal reports and other consultant studies.
- The candidate will be responsible for preparing cost benefit analysis and project budgets.
- The candidate will be responsible for preparing and presenting recommendations for approval by senior management.
- The candidate will be responsible for implementing approved recommendations and providing project leadership throughout execution.
- The candidate will be responsible for representing BC Hydro in the acquisition, management, sale and/or lease of property, rights of way and other property interests.
- The candidate must develop and implement strategies for property purchase and/or sale.
- The candidate will prepare valuation analysis.
- The candidate will organize and coordinate stakeholders to facilitate negotiations and preparation of agreements.
- The candidate will manage project tasks, scope, risks and budgets.
- The candidate will provide direction and instructions to Legal Services for preparation of real estate agreements and/or documentation required to complete objectives.
- The candidate will act as an expert witness at arbitration, mediation, legal or other similar proceedings.
- The candidate will be responsible for managing BC Hydro’s utility corridor property interests, reservoir lands, fee-owned lands and other property interests.
- The candidate will be responsible for negotiating agreements related to property and land interests.
- The candidate will be responsible for performing site inspections.
- The candidate will be responsible for reviewing development and construction plans.
- The candidate will ensure work is carried out in accordance with plans, agreements and safety requirements.
- The candidate will follow up with property owners, developers and contractors on right-of-way encroachments where safety hazards exist.
- The candidate will be responsible for acting as a project manager or work package manager for capital projects and/or construction of non-electric plant and corporate facilities.
- The candidate will be responsible for preparing project estimates.
- The candidate will be responsible for organizing project activities.
- The candidate will be responsible for reviewing, administering and controlling project implementation elements including contracts, budgets, scope, risks and costs.
- The candidate will be responsible for approving and recommending progress payments and contractor and consultant invoices.
- The candidate will be responsible for investigating and resolving disputes and/or responding to or initiating litigation actions.
- The candidate will be responsible for providing property management over BC Hydro land, buildings, major assets and real estate interests leased from others.

- The candidate will be responsible for preparing and negotiating contractual agreements for leases and other property interests.
- The candidate will be responsible for preparing and reviewing agreements with Legal Services.

- The candidate will be responsible for preparing and managing budgets and service contracts.
- The candidate will be responsible for representing BC Hydro in related disputes and legal proceedings.
- The candidate will be responsible for conducting a variety of financial and property analysis and research for projects, business initiatives and proposals to support managerial planning and decision-making on property-related matters.
- The candidate will be responsible for providing technical direction to contractors, professional consultants and Properties staff.
- The candidate will provide direction and instruction to Legal Services on preparation, registration and release of property rights and transactions.
- The candidate will be responsible for providing work leadership over lower-level Properties staff.
- The candidate will be responsible for providing input into Certificate of Public Convenience and Necessity (CPCN) regulatory applications for capital projects as required.
- The candidate will be responsible for performing some or all duties of a Property Representative 1 job.
- The candidate will perform duties of a minor nature related to the above duties that do not affect the nature of the job.
Job Requirements
- The candidate must hold a Bachelor’s degree in a relevant field of study such as Real Estate, Land Use, Urban Planning, Resource Land Management, Law, Business, Economics, or Finance.
- The candidate will be required to hold a Diploma in Marketing Management (Professional Real Estate Option), Real Estate, or Urban Land Economics (DULE).
- The candidate must have High School graduation or equivalent (such as a B.C. Adult Graduation Diploma).
- The candidate must have completed all the courses required for the SR/WA or AACI designation.
- The candidate must hold a Post-Graduate Certificate in Real Property Valuation.
- The candidate must have five (5) years of experience in the Property Representative 1 job or in progressively more responsible real estate-related positions with equivalent experience in real estate processes, property management, issues management, development issues, land use, general research, valuation, analysis, policy and strategy development, team projects, political and economic issues, acquisition, lease and sale of real estate assets, rights and negotiation of various terms, conditions and values.
- The candidate must hold a valid Class Five (5) driver’s license.
- The candidate working towards an Accredited Appraiser Canadian Institute (AACI) designation, Professional RI designation from the Real Estate Institute of BC (REIBC), or Senior Right of Way Professional (SR/WA) designation from the International Right of Way Association (IRWA) is considered an asset.

Work Conditions
- The candidate will work in a normal office environment with regular field trips to perform required work.
- The candidate will be required to undertake work and project assignments that may include frequent overnight travel, attendance at meetings, and on-site property service and project work.
- The candidate will work under a hybrid work model, which includes a mix of working from home and working in the office, with a minimum of two in-office days per week, subject to operational requirements and flexibility.
