Job Description
- The candidate will be responsible for examining, researching, and analyzing requests and proposals from internal and external sources related to existing or new BC Hydro property interests. The candidate will determine whether each proposal or request requires further technical and engineering review, review legal terms and conditions of BC Hydro property interests, search property titles, review maps, plans, and legal surveys, prepare recommendations for higher-level staff or management, complete property referrals and clearances as required, and arrange or independently prepare the documentation needed to implement approved recommendations.
- The candidate will be responsible for acquiring (securing) and renewing Crown Land tenures to support BC Hydro’s operational requirements. The candidate will review, negotiate, and coordinate fees and costs while ensuring all documentation complies with BC Hydro’s standards.
- The candidate will be responsible for independently preparing standard documents related to the acquisition, disposition, lease, and management of BC Hydro’s property interests. The candidate will draft non-standard clauses for review by Property Coordinator 2s and/or Legal Services, verify executed documents for completion and accuracy before registration, compile property information such as property taxes, water charges, legal fees, and mortgage payments to support property transactions, and record and report registration details to owners, solicitors, and internal BC Hydro personnel.
- The candidate will be responsible for performing field checks and inspections of BC Hydro fee-owned properties and rights of way related to proposals, requests, and permitted uses approved by BC Hydro.
- The candidate will be responsible for providing property management services for BC Hydro properties by arranging advertisements for leases, sales, and rentals; monitoring sales completion and lease renewal dates; reviewing tenant applications; obtaining credit checks; explaining lease terms; recommending suitable tenants; responding to tenant concerns; arranging approved repairs and maintenance; initiating changes or collection actions when required; issuing rental invoices; monitoring rental and property tax payments; preparing account adjustment requests and reconciliations; tracking operating expenses; identifying overdue accounts; contacting tenants, lessees, and others to collect outstanding payments or discuss payment arrangements; and referring collection matters beyond the assigned authority to higher-level staff or management.
- The candidate will be responsible for preparing financial documents and reports, including Expenditure Authorization Requests (EARs), Payment Requisitions, and other related documentation to support various Property functions. The candidate will process payments for property transactions, ensure all transactions are accurate, resolve processing issues, and report financial or processing concerns to higher-level staff.
- The candidate will be responsible for preparing line lists, identifying deficiencies and/or dropped property rights, participating in special studies and projects, and using various databases to conduct property research and analysis in support of major capital projects and requests from BC Hydro’s operational groups.
- The candidate will be responsible for maintaining, managing, and updating multiple property-related databases.
- The candidate will be responsible for providing province-wide Properties Help Desk services by responding to requests for Properties information and services, handling contentious trouble calls and urgent inquiries from members of the public regarding property issues, and interacting with customers to understand their project needs while communicating BC Hydro’s requirements for public safety and electrical system integrity.
- The candidate must perform duties of a minor nature related to the above duties that do not affect the nature of the job.
Job Requirements
- The candidate must have post-secondary education in a related field of study, such as urban planning, land management, environmental management, property management, legal administration, legal studies, law, business management, arts, or science.
- The candidate must have a High School diploma or an equivalent qualification, such as a B.C. Adult Graduation Diploma, along with at least 25% completion of one of the following programs: Diploma in Urban Land Economics (DULE), Diploma in Marketing Management (Professional Real Estate Option), Diploma in Real Estate, or the courses required for the SR/WA or AACI designation.
- The candidate must have a minimum of one (1) year of practical experience in Real Estate Properties, legal administration, or legal support.
- The candidate must hold a Diploma or Bachelor’s degree in Legal Studies (Paralegal). Applicants who have completed all academic course requirements and only the paralegal practicum remaining may also be considered.
- The candidate working toward the Accredited Appraiser Canadian Institute (AACI) designation, the Professional RI designation from the Real Estate Institute of BC (REIBC), or the Senior Right of Way Professional (SR/WA) designation from the International Right of Way Association (IRWA) will be considered an asset.

Work Conditions
- The candidate will work in a standard office environment and travel away from headquarters as required to carry out property assignments, including occasional overnight travel.
- The candidate will work under a hybrid work model that includes working from home and the office. The role requires a minimum of two office days each week, with additional office attendance as needed to support operational requirements.
